Billing, payments, reconciliation, reporting, and tax certifications — all in one platform built specifically for Pennsylvania Tax Collectors.
Move tax certificate requests and payments online while keeping control over what you review and what can be automated.
Less paper. Less phone tag. Fewer manual steps. Bring certificate requests online, generate bill runs in a few clicks, and move through reconciliation with a clear workflow.
Review every certificate — or allow eligible requests to issue automatically. You decide when automation is used and how your office works inside the platform.
Securely access your office from home, the office, or wherever you need to work. No local software to install and no manual office-side backup process to manage.
Billing. Payments. Reconciliation. Reporting. Certifications. One platform built around how a Pennsylvania Tax Collector's office actually operates.
Payment processing keeps current balances, recent payments, and daily activity in one place.
Generate county, municipal, and school bill runs with Pennsylvania discount, face, and penalty periods built in.
Record check, cash, and electronic payments, including multi-parcel and installment payments.
Move through monthly, quarterly, and year-end reconciliation with a clear workflow and reports for the taxing bodies you serve.
Receive requests online. Review each one or allow eligible certificates to issue automatically.
Send us your spreadsheets, PDFs, or exports from your current system. We handle the migration as part of onboarding.
Give your deputy or staff their own access and control what each person can see and do.
Move one of the most manual parts of your office online. Requests and payments come through the public portal. Review each request yourself — or, when you're comfortable, allow eligible certificates to issue automatically based on settings you control.
Title agents, Realtors, lenders, and homeowners submit through the public portal. No paper. No mailed checks.
The property is matched to your office and the request is routed directly to your workflow.
Review the request before issuance, or allow eligible requests to issue automatically when they meet the criteria allowed by your office settings.
The completed tax certificate and payment receipt are delivered electronically to the requester.
You control when automation is used. Requests that don't qualify remain in your review queue.
Where a tax certification fee has been authorized, the applicable fee is shown to the requester before checkout.
Annual software pricing is based on office size. Setup, onboarding, and standard data migration are included, and your software price is locked through the remainder of your elected term.
Setup, onboarding, and standard data migration are included with every office.
During the contract term, eligible use of certain optional platform features may qualify your office for reductions in its annual software fee — up to and including an annual software cost of $0.00.
Use of any platform feature is entirely at the Collector’s discretion. Each office decides which features fit its workflow and which features it chooses to use.
Your applicable annual software price is locked through the remainder of your current elected term. We do not increase your software rate in the middle of a term.
Offices that commit for multiple years through the end of the current term may also qualify for additional savings.
Changing tax software can sound like more work than staying with what you already have. We designed our onboarding so it isn’t.
Send us your existing spreadsheets, PDFs, exports, bill formats, and office information. We handle the migration, configuration, and setup with you before you begin using the platform.
Setup, migration, and onboarding are included — no separate fees.
We’re selecting five Pennsylvania Tax Collector offices to join our first production group for the 2027 billing year.
Founding Collectors receive preferred pricing, priority onboarding, direct access to our team, and a meaningful voice in how the platform evolves. In return, we’re looking for offices willing to actively use the software and give us candid feedback as we continue improving it.
Founding Collector pricing is locked through the end of the current elected term in 2029.
Eligible use of optional platform features may reduce the discounted annual software cost even further, including potentially to $0.00.
Annual software pricing is reduced by 50% through 2029.
We reserve implementation capacity for your office ahead of the 2027 billing year.
We work directly with your existing records and current workflow.
Questions and feedback go directly to the people building the platform.
Your real-world experience helps shape what we improve and build next.
We configure the office with you and personally walk your team through the platform before you go live.
We’re looking for real Tax Collector offices willing to put the platform to work and tell us what actually works.
Plan to transition your office for the 2027 billing year.
Use the platform as part of your normal day-to-day tax office operations.
Tell us what works, what doesn’t, and what would make your office easier to run.
If you’re happy with the experience, we may also ask whether you’d be comfortable serving as a reference for another Pennsylvania Tax Collector.
We’re intentionally limiting the first group to five offices so we can personally migrate, configure, test, and train each office before spring county and municipal billing begins.
Your office depends on accurate records, reliable access, and a clear history of what changed and when. Public users only receive information made available through the certificate-ordering workflow.
Technical safeguards include: TLS encryption in transit, AES-256 encryption at rest, multi-factor authentication available to every user, office-level data isolation, audit logging, automated backups, and database recovery capabilities.
paezproptax.com and the software behind it are provided by Real Estate Connect Technologies, LLC, based in Bucks County, Pennsylvania. Our background in Pennsylvania real estate gives us a close view of how property-tax information moves between Collectors, title professionals, and property owners — and where it gets stuck. That experience shaped the principle behind everything we build:
Built to support the Tax Collector — not work around them.
